Wild Side Outdoor Adventures Update

The TVLA Board reached out to the Larimer County Planning Department to get an update on where the Wild Side Outdoor Adventures plan stood as it relates to their zoning change request. According to the Planner that responded, there has not been contact with the Wild Side property owners or Van Horn Engineering regarding the project since the April Sketch Plan meeting. According to the Planner, Step 4 of Phase 1 of the Special Exception Process Guide has been completed.

The Board of County Commissioners would make the final decision to approve or deny the Special Exception request at a public hearing, which is Step 5 of Phase 2. That hearing would occur several months after a Public Hearing phase application is submitted.  The Larimer County Planning Department will require that the applicants hold a neighborhood meeting before accepting a Public Hearing phase application.  That meeting would likely be a Zoom meeting due to COVID-19.

A meeting between the Wild Side Outdoor Adventures applicants and Larimer Country staff took place on April 2. That meeting was a not a public meeting, but is a standard part of the feasibility review process. At that meeting, the applicants received feedback on their Sketch Plan application and discussed possible next steps should they decide to proceed to a Public Hearing Phase. It is important to note that the project was not approved or denied at the Sketch Plan review. Should the applicants decide to move forward, they will be required to hold a neighborhood meeting before submitting a Public Hearing Phase application. That meeting would be an opportunity for the applicants to speak directly to neighbors, and for neighbors to express their concerns to the applicants. The applicants are only required to mail notice to a list of neighbors which have already been identified, but the meeting is open to the public.

Click the “View” link next to it, and that should begin the download of an 86-page document containing the proposal, the County’s response, and the opposition letters that were provided by concerned neighbors and other landowners in the Tahosa Valley.

Wild Side Outdoor Adventures Planned in Tahosa Valley

The TVLA Board has recently learned of a proposed planning application from Rocky Mountain Rush for an outdoor adventure park located at 5769 Highway 7, on the West side of Highway 7 approximately 1/4 mile North of the intersection of Highway 7 and Timber Rock Road. For those familiar with this area, this is across Highway 7 from Wind River Ranch. The TVLA Board will be meeting the weekend of March 14th to discuss the response, but we wanted to make our members aware of the proposal.
